Protesting Property Tax Values
Different formulas are used to figure property taxes, but all depend on a home's assessed value. Some jurisdictions use a home's actual market value, while others use a percentage of a property's worth. |

Whichever way, it is apparent that many assessors do not even come on your property to scrutinize it. They simply take a written description of your home and use that to compare your house with that of similar properties in your neighborhood. What you get in the long run is a misrepresented figure in property tax.
Many taxpayers fail to fight if faced with such dilemma because they are not aware of the process, or because they cannot do the research and supply all the relevant evidence to prove the assessment is wrong. Instead, the curse and fume, but end up paying the taxes.
By and large, protesting your property tax valuation is an uncomplicated process. Ordinarily the appraisal borough uses a mathematical formula to assess your house. So, all you need to do is find some homes near you with a lower appraised price, or a lower sales price during the last year. Nearly all of the appraisal districts have their property values online, and if you live in the usual suburban neighborhood, it should be easy to compare your property to others.
You can only protest your values in May except when you have been given a written extension. Remember, you should not fight your value with other tax values. You need to fight your value with proper values of homes that are similar to your property. Getting an appraisal from an appraiser is, as a rule, meaningless too. However, it does offer you more backup data to protest your case.
